The growth of the non-institutional lenders and funding providers as a source of funds for the independent real estate investor has risen astronomically year over year since 2006.  As these non-institutional entities have grown in size their participation as a share of the money provided to borrowers and entrepreneurs has rocketed. 
 
With every, crowdfunder, IRA investor, Private Lender, and Hedge Fund competing for attention and market share within their niche as well as with all other funding sources, getting access to funding has become time consuming, chaotic and confusing.
 
To solve this challenge REIFA (Real Estate Investment and Funding Association) was created.   A non-profit (applied for) trade association. In order that the real estate borrowers and entrepreneurs could share information on, and be educated about, the best sources of funds and funding for their properties and projects.  In addition, providing a place where those funding providers could establish their credibility and authority as a legitimate and trusted authority by providing valuable training and education to borrowers and entrepreneurs in addition to offering money for deals.

Gary Spirer leveraged his MBA in finance from Columbia University to become an investment banker, investor, and entrepreneur who has transacted over half a billion dollars of real estate development and syndication. Spirer has also raised over $60 million of equity—$125 million in today's dollars—from accredited investors and small funds for emerging growth companies. 

Spirer is the founder of the interactive video hosting, marketing, engagement and analytics platform DilogR, which measures viewers’ opinions, insights, and answers to surveys, polls, quizzes, and segments and responds to them in real time. 

He is also an author and a public speaker. His current book Crowdfunding: The Next Big Thing  reveals the secrets of raising capital in the digital age. Spirer outlines the ins and outs of the five major capital-raising strategies, including how the current Kickstarter type crowdfunding differs from crowdfunding equity.
