Dance From Home: Performance-Based Classes in a Distance-Learning World

The sudden switch to online-only courses has left many educators aching to provide their students with just as full a learning experience as they would have in the classroom. Uncertainties about technology and internet access are now ubiquitous in the education sphere, but those teaching classes with a performance element have something else to consider. "I think the performance classes have a particular challenge in all this," says Bess Rowen, PhD, who made changes to her "Creativity" course. "The syllabus called for them to bring in poems that inspired them. The original assignment was supposed to be to break up into small groups and make your poems into a brief performance piece with movement and sound." Obviously, with all of Dr. Rowen's students practicing social distancing, they were unable to meet up. Instead, they created virtual performance pieces that they acted out for their classmates over Zoom. Dr. Rowen reported, "The results were awesome! Some had repeated themes; others used images, musical cues or gestures. Some included found images, others made images themselves and still others used live action. I was really pleased with the results!" Barby Hobyak-Roche is a professor of dance, and her concerns also involved the lack of ability to be in a physical space together. She's "missing [her students'] energy and movement and personalities and expression. Virtual connection is a gift- yet dance and theater are experiential. A living, present art form and language. I miss them and I can see in their eyes (on the screen and their video submissions) that they are working to adjust. All of us are." According to Hobyak-Roche the key to that adjustment is, ironically for a dancer, "flexibility." She's had to adjust both her syllabus and the dance moves themselves. "I have completely shifted choreography. I am not overloading them with too much at once. I began with just having them establish new patterns... setting up the YouTube account, re-learning and submitting already learned movement. [It's hard] for them without the rest of us there to feel each other's energy—or for me to respond to their physical needs in real time, in the same room." Additionally for Professor Hobyak-Roche, "This transition for my courses goes beyond just becoming online at the moment—many of my students are in bedrooms, in kitchens, in garages, basements, outside... some of them in very tight quarters. They are dealing with both a computer screen instead of human contact in a class environment and tight physical space. I teach at a dance studio as well and am taking cues as to what works (or doesn't work) online from my experienced dancers there (and from watching my fellow dancers and educators in classes because we are all figuring this out together). My students who have not trained before need things pulled way back—both because they are still, essentially, mostly beginners, but also have no space to move in. I need to be aware of the floor they are on, that they may not be able to extend fully… lots of shifts!" The most important takeaway? "If they need things simplified or adjusted right now or me to be more lenient about expectations... that is a given in my eyes."

Baylor Expert on Remote Work Shares 5 Key Tips to Make the Most of Working from Home

The international response to the COVID-19 public health crisis has led millions of workers to make home their new office as communities and organizations promote social distancing to slow the spread of the virus. For many individuals, this spring marks the first time they will have worked from home for a substantial amount of time. Sara Perry, Ph.D., assistant professor of management in Baylor University’s Hankamer School of Business, an internationally-recognized remote work researcher and author of a 2018 study published in the European Journal of Work and Organizational Psychology, offers tips in five key areas for employees to consider as they make the most of working from home. “Research has given us some good empirical evidence of key areas that will help remote work be more successful,” Perry said. Create a physical work space. Perry: If it’s possible, we have to have a separate working space, especially if you can close the door to focus. This would be ideal, but if you can't do that, try setting up different workspaces around your home that are well-defined and that you can “close” at the end of the day to help maintain a balance in terms of your family and your work. Now, if you have kids in the mix as well, then I think we need to set up a workstation for them as well. It can be the kitchen table or the bar. Younger kids can have stations of their own, too – like the stations they would have in preschool. Some people even talk about making a standing desk with books, to be able to move your position throughout the day. Everyone in the family might even like to rotate around throughout the day, sharing the different work spaces. Think about how you can work outside, too, weather permitting. Adhere to a work schedule – and take breaks. Perry: We aren't going to have clear boundaries of time. We're going to have to make them. The best thing to do is to start with a schedule similar to what you would already be doing if you went to work. If you can try to stick close to the same schedule, you're going to find the transition easier. Don't start sleeping in and doing things completely differently — that will make the adjustment a lot harder. Take breaks. Research by my colleagues Emily Hunter and Cindy Wu found that optimal breaks come mid-morning, and it can set you up for the rest of the day. It’s important to get up and move away from the screen periodically. A short break can help preserve your focus and attention resources for the rest of the day. For your further well-being, you will need to turn work off at the end of the day, because no one is going to shut it off for you. Pick a way that you're going to do that, whether it's to put your stuff away, or by planning some sort of transition time that would replace what your commute would have done. Some people will call someone or listen to a podcast. For others, or a walk around the neighborhood provides something to transition and decompress. Think about what you would normally do (or want to do) and see if you can work that in for your own transition from work to family time. Connect with others. Perry: The change in physical environment is going to be a big change even for people who are used to working remotely. At work, you may feel a sense of connection to people even if you don’t even talk to them. You at least have their presence, and we’re going to miss that in the coming weeks. One of the biggest concerns in the remote work literature is isolation, and while individuals who have families at home might not feel isolated from people in general, we might feel isolated from our professional lives and identity. We’ll have to be more proactive about using technology in a way to stay connected while still remaining productive. We don’t want to have virtual meetings for the sake of meetings, but we might want to have some for the sake of connection. For leaders, check in and make sure people have resources and that they are doing okay as we all adapt to a virtual workspace. Try to be proactive about it. Maybe we have a video call simply to check in for 30 minutes at the end of the day or whenever, just try to stay connected. Help children and family adjust. Perry: With my children, I’m thinking about how to create some type of structure, taking lessons from our homeschool friends about how they set up their day. I’ve found that my children and my friends’ children get excited about reconstructing their own schedule from school at home. So, let them have some input about what their day should look like, and try to work your schedule in tandem or in parallel with that. Scheduling loose blocks of time for tasks throughout the day can help with this, too. Blocking off time can help you communicate, “for the next 30 minutes or the next hour, we’re all going to work on this activity at our separate stations, then meet and redirect. We know it's possible because a lot of schools have a model where students are self-directed. You give them direction and then they go do it. However, we also don’t want to over-schedule, or over-do anything. We need to enjoy the time that we have with them, and be grateful for that, and practice gratitude daily as we try to manage all of this.” Manage expectations. Perry: In light of everything that we're facing, it’s important to stay flexible. That’s true for leaders—really try to have flexibility and allow your employees to figure out how remote work best works for them. We can't micromanage from afar. We can check in, make sure everyone has resources, make sure people are doing OK. Some people need a little more of that than others, but we really need to just adapt and be flexible. It’s important that everyone should try to be realistic, be clear with expectations, but also try to be realistic about what's actually going to happen over the next several weeks. All of us are under a lot of stress, more stress than normal. So, we just have to have realistic expectations and recognize that all of us, and our leaders, are experiencing a learning curve. We need to think about the big picture as we roll this out, and really keep employee wellbeing as the number one consideration. What are IDC's Tech Insights on the Impact of COVID-19 on the Canadian Market?

Dear Member of the IDC Canada Community, As we all adapt to this ever changing environment, our Canadian team has been working behind the scenes analyzing the COVID-19 impact on the Canadian ICT market. This email provides you with tech insights, including updates on market outlook and further resources to help you make critical business decisions in the weeks and months ahead. Canadian Total IT Spending Growth for 2020 Revised Down from 2.4% to -5.0% in the Most Probable IDC Canada Research Scenario The coronavirus outbreak across the world and the necessary containment measures put in place by governments will substantially affect the Canadian IT markets, severely accelerating the impact already felt from the supply-driven effects from Asia. In this extremely fluid scenario, International Data Corporation (IDC) now expects to see a significant slowdown in technology spending in 2020 across Canadian organizations, with IT spending expected to decline by -5.0%. As recently as December 2019, we were projecting a positive 2.4% growth rate for 2020. However, with new stringent containment and lockdown measures in place across Canada, resulting in a rapidly deteriorating economic outlook, GDP forecasts have recently been revised down sharply for Q2 and Q3. "Technology vendors and buyers are rapidly adapting to the disruption and the extremely fast-moving market conditions," said Nigel Wallis , Research VP, IoT & Industries at IDC Canada. "In such a rapidly changing environment, it is still too early to assess the overall impact on the Canadian IT market fully. However, given the sharp economic contraction, IDC recommends that all technology leaders recalibrate their strategies."  IDC Canada has developed three scenarios to help technology providers and buyers with their short-term business and technology investment planning. "The probable scenario assumes the coronavirus is broadly contained by June. The optimistic scenario assumes the virus is more rapidly contained, and business and investments recover quickly and accelerate in Q3. Finally, a pessimistic scenario that considers a less controlled, longer-lasting, virus 'rebound' effect through Q3 and Q4," said Tony Olvet , GVP Research, at IDC Canada. A Probable Scenario Depicting a Decline In the most probable scenario, IDC projects Canadian IT spending to decline by -5.0% in constant currency terms this year, down from the 2.4% forecast published at the end of 2019. "When taking a broad historical view of Canadian IT spending across the past decade, the impact of the COVID-19 crisis is expected to exceed the levels of the 2008–2009 financial crisis. As such, it does represent the most significant deceleration in IT spending growth Canada has experienced in modern time," said Lars Goransson, Managing Director at IDC Canada. As restrictions of movement bite, supply-chain disruption becomes commonplace, and demand drops, Canadian IT spending will drop rapidly in Q2. Particularly manufacturing, personal and consumer services, transportation, and hospitality will be sharply curbed, as these industries are the most exposed to the COVID-19 crisis impact in the short-, mid-, and long-term view. At the same time, other sectors, such as healthcare and government, will be forced to accelerate investments significantly. IDC expects this will drive additional IT investments for the public sector, pushing hard on infrastructure and collaboration tools deployments, but not before the second half of 2020." In the most pessimistic scenario, IDC expects ICT spending to drop and record a –8.2% decline in 2020, with all technology domains showing negative trends for the remaining part of the year. A series of domino effects, including oil price changes, currency depreciation, the inability of governments to make timely payments, delays in the supply chains and significant lay-offs would lead to a much more dramatic impact on the overall ICT market and an exponential increase in the downside risk in IDC's market forecast assumptions. The new outlook is shaped primarily by lower expectations in the hardware and services markets: Hardware markets will suffer due to restriction measures hampering supply and overall reduced demand. Client Devices are particularly hit hard, initially because of supply constraints and in later quarters as reduced demand further erode growth. The most significant impact on the IT services industry will be a result of businesses postponing decisions on pending projects and slowing the execution of projects in the delivery phase. Spending reductions on the software and telecoms markets are less pronounced, and some positive factors are expected to moderate the natural downturn somewhat. While the decrease in hardware spending will also negatively impact the overall software market to a degree, difficulties prompted by COVID-19 across industries will impact total telecommunication spending (this will be examined in forthcoming IDC Canada research). At the same time, the increasing need for remote collaboration will push telecom services demand and drive new opportunities in the collaborative applications and platforms areas, as well as an increase in security technologies that enable them. The pre-existing digital maturity of industries will also be a factor impacting on their capacity to invest in technologies, regardless of their budget capabilities. Limited face-to-face business relationships between vendors and end-users will inevitably also reduce investment in significant digital transformation projects in less mature industries, and especially for projects involving more advanced technologies. Social distancing and provincial lock downs (the duration is hard to predict) will also have significant consequences on the purchasing options for many consumers. Additional factors weighing on investment will range from a decrease in customer demand to supply chains breaking up," said Meng Cong , Manager, Market Insights & Analytics at IDC Canada. "Nevertheless, there are areas in which spending will grow. In use cases such as patient care as well as customer, citizen, student or employee experience and proximity, we expect to see accelerated adoption of digital solutions. Specific solutions such as videoconferencing, intelligent supply, chatbots, and e-learning platforms, among others, highlight how technology can help businesses and societies address these new challenges." Funerals Pose Challenges Amid ‘Social Distancing’ and Travel Restrictions During the COVID-19 Pandemic

While a huge focus is on health and mortality during the coronavirus outbreak, not to be forgotten are those who are grappling with death from natural causes, diseases, accidents and crime. Funerals and visitations are the customary means of support friends and loved ones — but restricted travel and social distancing poses challenges. Here are suggestions about grieving from Candi Cann, Ph.D., associate professor in the Baylor Interdisciplinary Core of the Honors College and author of “Virtual Afterlives: Grieving the Dead in the Twenty-first Century”; and Bill Hoy, clinical professor of medical humanities and author of “Do Funerals Matter: The Purposes and Practices of Death Rituals in Global Perspective.” Q: Funerals and visitations are such a time of hugs, hand-holding, prayers, closeness — simply being there. How might travel restrictions, social distancing and concerns for personal health interfere — and how can family and friends be supportive? CANN: I think live-streaming of funerals is a great option and allows people to be present from a distance. Most companies also offer virtual guestbooks where one can leave a teddy bear or flowers, light candles, etc., online in honor of the person. Many cemeteries are also moving online so that each gravestone will have a corresponding virtual memorial, filled with the deceased person's playlist, videos, pictures and memories. Of course, as with all technology, the capability of funeral homes varies from business to business, but my guess is that from an industry perspective, we are going to see a jump in virtual and online offerings as the funeral industry tries to stay relevant and contemporaneous. Also, if presence is important, one can choose disposal options that allow for the return of the deceased into the home, such as being cremated into cremains, or made into a diamond that one wears, or a record that one plays. You can insert cremains into the vinyl and make a record, or a glass sculpture with the cremains mixed into the glass. So, you don't have to be separated from the dead. HOY: I agree that live-streaming may have to suffice, but our experience shows it is a poor second choice. From time immemorial, we have seen that physical presence is vital, and I think that is what is so alarming to me about some of the current discussion in our culture. I was taking care of AIDS patients in Los Angeles in the 1980s when we saw some of the same disenfranchisement of grief, requiring direct cremation of the body and in some cases, forbidding the gathering of people in funeral rituals. It did not turn out to be a psychosocially sound practice and is creating a high level of concern on the part of my clinical colleagues. Q: Have there been times in history when this has been an issue as well when it comes to contagious disease? Have people taken safeguards before? HOY: Two notable examples were the 1918-19 Influenza Epidemic — unfortunately misnamed Spanish Flu — and the 2014-15 Ebola crisis in West Africa. In both cases, high numbers of dead coupled with high levels of contagion caused health authorities to create quarantines and eliminate gatherings such as funerals. Recent research out of the Ebola epidemic indicates that at least in some cases, these measures were counterproductive in that “secret” burials took place and those who had money were able to bribe officials to look the other way. I think we want to be especially vigilant to make sure we are being economically and socially just in the policies we put in place. Fortunately, we do have media to help bridge those gaps now that were not available in those other events, so that will almost certainly help. I am going to stop far short, however, of suggesting that media even approaches a point of providing the same psycho-social-spiritual benefit that sharing a space, rubbing shoulders and sharing tears do. CANN: The most recent epidemic in the United States was the AIDS epidemic in the 1980s and 1990s. By October of 1995, there were over half a million cases of people with AIDS, and many people did not know how to treat or interact with those who were infected. And just this month, a second person was cured of HIV with a stem cell transplant. I have lots of faith in our scientists and that they will be able to create an effective vaccination or cure for COVID-19. Q: Besides finding new or different ways to express support and love to others, what about oneself? We hear about self-isolation – what about self-comfort and self-care in other ways? HOY: This is a great time for self-reflection. What I am doing for myself are the things I recommend to others. Besides being vigilant about what I eat and getting out in the fresh air, I am taking care of myself by limiting my exposure to media. I have not been a big user of social media anyway, but I recommend to folks to be very careful about that because the COVID-19 misinformation is rampant. Instead, I check the National Institutes of Health website once each day for scientific updates, and I have taken all the news update alerts off my phone. Instead, I am trying to give more time to talking with family and friends by phone and video conferencing, journaling and reading. Of course, like other professors, I am spending time talking with students and getting ready to take my classes online next week. In my personal Bible study time, I decided I would spend some time looking at Scripture passages that address fear and have particularly enjoyed hearing God’s perspective on this. CANN: I think one of the hardest things about death is that life goes on without the dead. The birds keep chirping, the flowers keep blooming, people keep being worried about the most mundane matters — and that's difficult when a part of our world has stopped. But this is also what is beautiful about death. It forces us to see life all around us — its fragility, its constancy and its beauty. So, for me, self-care in grief is talking about death, talking with others about the one we lost and living again — in honor of the person who died who doesn't get to be here living anymore. As we embrace life, I strongly recommend that people reach out to friends and family. Social distancing does not need to mean social isolation. I'm also going on regular walks and spending time outside. We need to stay healthy and in shape during this time. Some people are finding it fun to do group-gaming and discovering new ways to spend time with family and friends either virtually in games or via video. Catholic churches are offering drive-through Eucharist and confession, Protestant churches are live-streaming their services and youth groups, Islamic mosques are live-streaming prayers and Buddhist temples are live-streaming meditation sessions. Social Media Could be Fueling a Panic-Buying Response, Says Baylor Expert on Consumerism and Technology

Photos and videos of empty grocery store shelves where toilet paper, paper towels, hand sanitizer and more would typically be stocked have circulated after people responded to COVID-19 fears with panic buying, or bulk buying. Some stores are enforcing quantity limits on certain items and asking people to leave stock for the next person, explaining that their supply chain has not been disrupted. During a time of stress and uncertainty, how do we ease our fears and avoid a counter-productive and potentially selfish bulk-buying response? Baylor University’s Jim Roberts, Ph.D., The Ben H. Williams Professor of Marketing in the Hankamer School of Business, is an internationally recognized expert on consumer behavior and the effects of consumerism and technology on individual happiness. During a brief Q&A, he gave insight to how panic buying content on social media can actually reinforce fear and gave advice on reducing anxiety. Q: Do you see a connection here between consumerism and safety or perceived safety? A: Yes, we call it mortality salience. When we are reminded of our own mortality, we search out products that give us comfort. We naturally buy more when we are threatened. We often seek comfort in our spending particularly in times like these. Some products have practical value, but a shopping cart full of toilet paper is addressing some deeper existential fears as well. Q: There have been a lot of photos floating around online of empty shelves in grocery stores. Is social media affecting panic buying? A: The media benefits from creating hysteria — more people watch and listen when they are frightened. There is something called the availability bias that can explain why we are so fearful. We view things that we have been recently exposed to as more prevalent than they really are. Q: How can people navigate social media during this time in a healthy way? A: Step away from it. Cut back on media exposure and distract yourself by trying to ease others’ burdens. If you turn off your TV and avoid social media you will reduce your anxiety level. With the U.S. Centers for Disease Control and Prevention warning of coronavirus outbreaks in America, businesses will be looking for ways to maintain productivity and a healthy work force. Telecommuting will be one of the best options for companies to explore, according to Timothy Golden, a professor in the Lally School of Management at Rensselaer Polytechnic Institute.  Golden is available to discuss what steps businesses should take – and which common errors they should avoid – to successfully implement telecommuting policies “Businesses will need to prepare for their employees to work remotely as a telecommuter. They will need to know how to do this, what are best practices, how to avoid pitfalls among many other considerations,” Golden said. From cell phones, to solar power, to electric cars, humanity is increasingly dependent on batteries. As demand for safe, efficient, and powerful energy storage continues to rise, so too does the call for promising alternatives to rechargeable lithium-ion batteries, which have been the dominant technology in this space. Led by Nikhil Koratkar, researchers from Rensselaer Polytechnic Institute have discovered a way to overcome a persistent challenge known as dendrites in order to create a metal battery that performs nearly as well as a lithium-ion battery, but relies on potassium — a much more abundant and less expensive element. “In terms of performance, this could rival a traditional lithium-ion battery,” said Koratkar, an endowed professor of mechanical, aerospace, and nuclear engineering at Rensselaer. While metal batteries have shown great promise, they have also traditionally been plagued by accumulation of metal deposits, called dendrites, on the anode. Over time, Koratkar explains, the conglomerates of potassium metal become long and almost branch-like. If they grow too long, they will eventually pierce the insulating membrane separator meant to keep the electrodes from touching each other and shorting out the battery. Koratkar and his team found that by operating the battery at a relatively high charge and discharge rate, they can raise the temperature inside the battery in a well-controlled manner and encourage the dendrites to self-heal off the anode. The researchers previously demonstrated a similar method of self-healing with lithium metal batteries, but they found the potassium metal battery required much less heat to complete the self-healing process. That promising finding, Koratkar said, means a potassium metal battery could be more efficient, safe, and practical. “I want to see a paradigm shift to metal batteries,” Koratkar said. “Metal batteries are the most efficient way to construct a battery; however, because of this dendrite problem they have not been feasible. With potassium, I’m more hopeful.” This research, recently published in Proceedings of the National Academy of Sciences, is just the latest development in Koratkar's contributions to battery research. Planning schedules, screen time and social connectedness during the coronavirus crisis can parents and children reduce stress, be productive and create meaningful family moments With many schools closed as a measure against the spread of coronavirus, and many parents working remotely, families can incorporate a variety of activities — including educational ones — to keep kids engaged and ready to continue learning when they return to school, say family experts at Baylor University. “Life will look a little different over the next few weeks” amid the social distancing recommend by the Centers for Disease Control and Prevention, said Karen K. Melton, Ph.D., assistant professor of child and family studies in Baylor’s Robbins College of Health and Human Sciences. “For the next few weeks, we are going to get to spend extra quality time with our loved ones at home, likely resulting in more laughs and tears. “A sense of routine can help us stay calm and keep moving forward,” she said. “As we all lean into the changes that surround us, we offer three S’s for being intentional while kids are home: schedules, screen time and social connectedness.” SCHEDULES Schedules can take time and effort to create, but once established, they will help reduce stress, Melton said. “You can create a full-day schedule or just a morning/afternoon schedule when you need to get other work done. By providing a family’s schedule, you will reduce boredom and anxiety while increasing a sense of belonging and competency. Some families may allow kids to watch TV in the morning and then work through their schedule. If they complete all their activities, then they can earn additional screen time in the late afternoon.” Some schedule suggestions: Art and/or music Outdoor play Free play Learning activities/educational worksheets Reading Chores Board games Screen time SCREEN TIME “Your kids will likely have more screen time than usual,” Melton said. “For older children, limit screen time so that it does not replace physical activity, sleep or other healthy behaviors. Parents also may want to consider that all screen time is not equal, not only by the ways we interact — smartphones, tablets, computers, gaming devices and televisions — but by different categories for screen time use.” Among those: Watching educational shows versus watching entertaining shows Playing educational games versus playing entertainment games Constructive social media versus destructive social media use SOCIAL CONNECTEDNESS Apps and other technology offer ways to stay connected with those outside the home. But each day of the week also provides opportunities for meaningful moments with family at home, said Nicole McAninch, Ph.D., clinical associate professor of child and family studies at Baylor, who co-directors the Intentional Family Project at Baylor. Some ideas: Dust off the board games. Teach your kids a family recipe. Have a family dance party. Play a video game as a family. Have a family movie night. “Life will be a little crazier than usual over the next few weeks,” Melton said. “Remember, we are all in this together. We will all need to sacrifice and be more flexible. Privacy Issues in Using Facial Recognition Software by Law Enforcement

The Atlanta Police Department is just the latest in criminal investigation units  across the U.S. that have adopted facial recognition software to assist in police investigations. But privacy experts are cautiously watching the acceptance of this type of software for possible infringements of a citizen's privacy. The software uses a person’s photograph to search the internet including social media accounts for additional images of a suspect. The process is called “scraping” and Deven Desai, associate professor for law and ethics at Scheller College of Business at the Georgia Institute of Technology expresses concern over the use of the controversial technique, which is becoming more commonly used by hundreds of police departments across the U.S.  “The issue becomes one of what we like to call “technical accountability,” said Desai, who cites the reliability of the software, the privacy of citizens, and the length of time images are stored by the departments as just a few factors to consider. How long will a person's photograph be kept and for what means? These are just a few of the questions that continue to raise concerns among some experts who see this new technology as a potential for harm to the public at large. Before fully embracing facial software, the accountability for using this form of spying should be studied in more detail before the practice is adopted widely.

Branch discussesd national trends that are leading more young people to rent rather than purchase a single-family home. “Young professionals are increasingly attracted to multifamily projects near their jobs. These buildings are attractive if they offer cutting edge technology that enables residents to work from home; attractive amenities that provide a healthy lifestyle and greater interaction with others; proximity to a variety of retail, food and entertainment attractions as well as public greenspaces; a significant reduction in their reliance on automobiles and access to public transportation; and greater flexibility to adjust to job changes and changes in their personal circumstances,” he said. In the piece he acknowledges the stable economy but notes that increased uncertainty in national, political, and economic environments may lead many people to resist the commitment to purchase a home. However, Branch points to the possibility that a larger demand for rental units may provide less inventory and therefore, an increase in rent prices. He states that “an offsetting factor among renters is the current trend towards rapidly increasing rental rates in many markets, which threatens their ability to manage their cost of living.” To offset these adverse factors, he cites low-interest rates that will incentivize developers to build more units and government programs for creating affordable housing as just a few factors that will continue to keep the rental market thriving.
